GUARANTEED home Staging®

(pay-at-Close)

 

Conventional HOME STAGING

(pay-up-front)

 

These two options give you control of how you pay and who takes the risk. One is not more expensive than the other. The only difference here is who assumes the financial risk. With Conventional (pay-up-front,) you pay monthly rental fees and we get paid whether your house sells or not. With Guaranteed (pay-at-close), we assume all the risk and only get paid if and when your house sells.

GUARANTEED HOME STAGING® (pay-at-close): The concept here is simple. We get paid when you get paid… at closing. If your house does not sell, you owe us nothing. So what’s the catch? We will give you small list of items that will need to be taken care of prior to staging. We call these Priority Preparations and they help sell your home faster and for more money. These items will be simple. “Paint that room, take down those curtains, replace that light fixture.” Our only goal is to sell your house, resulting in wins for every member of your listing team! This option is only available for projects that are fully staged.

CONVENTIONAL HOME STAGING (pay-up-front): This is your traditional home staging experience. Your first payment includes an initial fee to stage your house plus the first month of rent. Monthly rental fees then are paid until you choose to remove it from your home — regardless if it sells or not. This option is available for projects that are fully or partially staged.

Spade and Archer has been staging houses since 2008 and we know that fully staged homes sell faster and for more money than partially staged homes. Partially staging a home is like a half-completed magic trick with the illusion ruined mid-way through. Home staging helps a potential buyer see how every room of that house will serve their dream lifestyle.

FULL STAGING: Every room and outdoor space are staged to perfection. As the buyer tours, any question about the use of the space or what size of the furniture will fit are answered immediately. Fully staged homes can take advantage of both Guaranteed Home Staging® (pay-at-close) and Conventional Home Staging (pay-up-front) payment options.

PARTIAL STAGING: We are perfectly willing to stage any combination of rooms you would like. While this is the most expensive option on a room by room cost, we understand that this options works best for some sellers. Partially staged homes are only available under the Conventional Home Staging (pay-up-front) option.

From our vast and rich experience we know that vacant homes sell faster and for more money than occupied homes. When given the option we always encourage our clients to move out of their homes prior to home staging. It makes the process easier for the seller, the selling agent, the buyer and the home stager. Vacant listings are literally a win-win-win.

VACANT: If the home is vacant our only concern is for that of the buyers. We can design the space perfectly to appeal to the largest demographic of potential home buyers. Full, vacant staging is the lowest cost on a room by room basis. Vacant stagings can take advantage of both Guaranteed Home Staging® (pay-at-close) and Conventional Home Staging (pay-up-front) payment options at the absolute lowest rates.

OCCUPIED: In home staging, occupied homes have either people, pets or furniture still in them. When staging occupied homes we must take into consideration not only the needs of the buyers, but also the needs of the sellers. We find that occupied homes take longer to sell, they sell for less money, and produce a large amount of stress for all parties involved. Occupied stagings can take advantage of both Guaranteed Home Staging® (pay-at-close) and Conventional Home Staging (pay-up-front) payment options with a significant up-charge.

SINGLE PROPERTY: If you just have one home, condominium or town home to sell, this is you. Single properties can take advantage of both Guaranteed Home Staging® (pay-at-close) and Conventional Home Staging (pay-up-front) payment options.

Model Units: If you have one unit that is being staged to help sell other units, then you have a model unit. Model units are staged under the Conventional Home Staging (pay-up-front) program only.
